Payment & Cancellation Policies
PLEASE READ CAREFULLY!
After making your villa booking with us, you have 5 days to pay your rental deposit and damage/security deposit (by bank transfer) and send us your details (full name, address, nationality & passport number, number of guests and Tax Identification Number if applicable). Your payment becomes a binding agreement; it constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as mentioned in our Payment and Cancellation Polices. If you have any questions regarding this information, please don’t hesitate to contact us for clarifications before you send us your villa rental deposit and details.
Cancellation Policy
- Eight (8) weeks or more prior to arrival: no cancellation fee.
- Within 6 weeks prior to an arrival: 100% cancellation fee.
- No-Show or earlier departures: 100% cancellation fee.
- The cancellation fee is calculated on the total amount of the reservation.
Payment Policy
Zantevillaholidays requires a 30% deposit within 5 days of making your reservation. Payment is by bank transfer only. Failure to make this payment shall automatically cancel your reservation. The 70% balance is required 6 weeks prior to arrival. For reservations made within 6 weeks prior to arrival, 100% payment is required. If the funds are not paid by the due date, Zantevillaholidays reserves the right to cancel the booking. Cancellation charges will be levied in accordance with the cancellation policy. All cancellations and any requests for changes to your reservation must be emailed to us promptly.
Damage/Security Deposit
A damage/security deposit is required for all villa bookings. The deposit is € 150 and is fully refundable within 60 days of your departure, provided there is no breakage, damage or missing items. All normal utilities are included in your rental price. You hereby agree to pay Zantevillaholidays the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked cupboards are reserved for the use of the villa owner and are not included in this rental. You as Tenant agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. All villas are privately owned, so decor, colours and inventories will of course vary.

We want you to have an amazing holiday in Zakynthos. Before you go, please take a few moments to read and share these comments with your fellow guests.
Check-in & Check-out
Check-in time: 3:00 p.m. Check-out time: 10:00 a.m.
On departure day your cooperation with checking out at the time indicated is very much appreciated so as not to delay the next occupants from checking in on time. Checking out means vacating the villa and the grounds; it is not possible to stay around the pool. If you would like a recommendation for a place to head to then please just let us know. On your departure day, if you have a later flight, we can arrange for luggage storage. Please ask us for details.
Please look after the villa
Please remember that most of the villas are people’s homes; please respect the house and the contents as you would your own. The villas are fully furnished, including an ample supply of kitchen cutlery, crockery, utensils and appliances. Rearranging of furniture or removing any items from the villa is prohibited.
Cleaning Service
Our villas are cleaned before your arrival and the rental price includes a mid-stay clean (every 4th day) together with a linen and towel change. However, the rental does not include a daily maid service. A maid service may be arranged at additional cost at the time of booking.
Beach towels are NOT provided and we request that bathroom and / or pool towels are not removed from the villa and taken to the beach. Therefore, please bring your own beach towels.
Liability
Zantevillaholidays is acting hereunder as an agent for accommodation, and assumes no liability for property loss or damages, nor liability for injury, accident, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently of Zantevillaholidays. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, guests are responsible for their villa during occupancy; they must lock villa windows and doors securely at all times when not on the premises, and exercise care in securing all personal property. Guests must observe all cautions as given in our guest book and/or by your local contact or owner. All the properties are privately owned. The Owner and Zantevillaholidays reserve the right to refuse service to anyone at their complete discretion. Any and all disputes will be subject to the jurisdiction of the Courts of Athens only.
Responsibilities
Zantevillaholidays will accept no responsibility for loss or theft of items belonging to the rental client or any other occupier of the property or for any injury caused by incorrect use of facilities provided in the property. Zantevillaholidays acts solely as an intermediary between owners and rental clients being responsible only for accurate information regarding available properties, facilities and precise location. No responsibility can be accepted for injury, accident, delay, or any other complaints pertaining to the rental of the property.
Force Majeure
Zantevillaholidays accepts no liability where the contract is affected by ‘force majeure’. In the context of these terms and conditions, ‘force majeure’ is any event that we could not, even with due care, foresee or avoid. These events include but are not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, acts of God, terrorist activity, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside our control.
Complaints & Maintenance
Zantevillaholidays shall make every reasonable effort to keep all villas and their inventories in good working order. In case of a maintenance problem, they will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television service, internet access, appliances, etc. It is the Tenant’s obligation to report any problem or damage IMMEDIATELY to us. No refunds will be considered unless problems are reported and reviewed by our staff during your stay on the island. Any claim submitted after leaving the property cannot be considered because the fundamental criteria for consideration cannot be checked in order to proceed with the claim.
Rates and printing errors
Zantevillaholidays is not responsible for printing errors and inadvertent omissions. All rates and villa details are subject to change without prior notice
Entry into the villa
Zantevillaholidays or its staff may enter your villa to perform any repairs as necessary after you have been notified.
Capacity of the property and number of occupants
Each property is prepared for a determined number of occupants. The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for. It is not permitted in any event to exceed the maximum occupancy of the property as advertised.
It is the responsibility of the Tenant, at all times, to ensure that the number of occupants matches the number of people on the reservation. Failure to comply with this rule will result in eviction from the property or payment of an occupancy supplement. Should a group misrepresent themselves, they will not be allowed entry into the villa. Exceptions to this term are made only by management, prior to your arrival date.
BBQ
If you have a BBQ, please be very careful. Trees and pine needles that have had months of scorching sun and no rain look beautiful but are a real fire risk, so please do not leave the grill unattended and BBQ responsibly. When you have finished grilling, please make sure that no hot charcoal is left on the grilling surface.
Drinking water
Tap water is treated but has a high mineral content so we suggest that you use bottled water for drinking. Tap water can be used for cooking.
Outside the villa
Sometimes it can get very windy, so please close all umbrellas at night time or if it is very windy to avoid breakage, injury and damage to property.
Breakages
When you arrive please make sure that there are no broken or damaged items; there shouldn’t be as the villa will have been checked when the previous guests departed.
If an item is broken or damaged during your stay then you must inform Zantevillaholidays as a matter of urgency. In the event of any damage the amount will be deducted from the damage/security deposit after departure and a receipt will be sent to you with details of any damage.
Staying safe in Zakynthos
Zakynthos is a safe place but unfortunately there are always a small number of thefts. Please ensure that you lock all doors and secure the shutters and/or windows at night and when you leave the villa to go out.
Please don’t leave anything on display in your car.
Mobile phone
Property owners do not provide landline telephone connections. Therefore please bring a compatible mobile phone in order to communicate.
Pets
Pets are allowed in or on the villa premises following agreement with Zantevillaholidays and payment of the relevant fee (€ 3.00 per night), which covers the additional cleaning costs.
Arrivals
The key to the villa is kept in a key safe, equipped with a 4-wheel combination lock, near the front door. Guests will be provided with the exact location and combination that opens the key safe. Upon departure, please place the key in the key safe again, close the key safe and, for security purposes, turn the combination wheels so that the number formed by the wheels is not the one that opens the key safe.
Drugs and hazardous materials
Guests shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g. gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.
Noise pollution
Zantevillaholidays wishes to maintain a peaceful atmosphere for the quiet enjoyment of Guests. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents in the area. There are strict rules surrounding noise, and you are requested to respect your neighbours. The police will be called and will fine you if you do not adhere to local laws. Please note that the legal ‘peace hours’ are 3:00 – 5:00 pm and 11:00 pm – 7:00 am.
Energy Conservation
For energy conservation purposes, the air-conditioning in our villas (if applicable) will not be turned on when you check into the villa. Please switch the air-conditioning off in all rooms when they are not occupied. It does not take long to cool a room down when you return to the villa.
Water Conservation
Water resources are scarce on the island. Please use water sparingly and avoid unnecessary consumption (e.g. children playing with the garden hosepipes).
Waste disposal
It is the responsibility of guests to deposit waste in the correct containers, which are situated on the nearest main road. The properties are in rural locations and food waste can attract cats, insects and other unwanted pests. On departure there should be no bags of rubbish left in the property. Failure to comply with this will result in a deduction from the deposit of at least 50€.
Smoking
All villas are non-smoking but guests may smoke outdoors. Guests may be fined up to € 100.00 for smoking inside the villa.
Internet /Electricity /Water supplies
Cuts to the supply of water, electricity or the internet are not regular; however, service providers can occasionally cut or limit supplies for short periods of time due to unforeseen circumstances (e.g. thunderstorms). If an interruption occurs, the rental manager will report the problem to the competent authority but we have no control over service repairs. There will be no rental refunds due to the interruption of these public services. Zantevillaholidays can take no responsibility for any inconvenience caused by temporary cuts to supply.
Insurance
The rental price does not include personal travel insurance, or insurance to cover the cost of personal belongings.
